Fidelity Real Estate offers a balanced, core/core+ approach with the objective to generate stable income returns along with capital appreciation through active management. Our strategies will typically invest in high quality real estate properties in the key markets of Europe. Our portfolio managers’ bottom-up investment approach is supported by a robust risk management framework and research process we have developed in-house.
Our investment philosophy is based on four key fundamental beliefs:

Publicly traded asset classes often reflect market trends ahead of private markets such as real estate.
Active asset management is essential to protect and enhance the value of properties.
As a result of our fixed income like, cashflow-driven investment approach and by leveraging our vast research capabilities across multiple asset classes, Fidelity Real Estate has successfully delivered client outcomes for more than a decade.
The analysis of income and cashflows from a property is key to our process. Aiming to identify good quality properties with a long-term income stream, we combine our portfolio managers‘ traditional analysis of a property with our research team‘s fixed income like approach to assessing income risk.
We identify sector and market themes early by harnessing the insights of one of the largest global research platforms (around 400 investment professionals globally from across the asset classes). This allows us to better anticipate disruptive trends and position our portfolios accordingly.
The team actively manages both properties and occupiers to protect and enhance the value of properties for our clients. Asset management is part of our day-to-day business, integrating sustainability considerations through the entire life cycle of ownership to make our portfolios fit for the future.
